- May I take a tour?

- Can I stay over to try a property?
- Yes, you can.
If all the rooms are occupied in the property you want, we will allocate another property for you to try.

- Do I need to bring any documents when I sign the agreement?
- You will need to bring the resident card of your guarantor.
If your parent is the guarantor, please bring your parent's resident card.
You do not need to bring your resident card.
- About living in student housing - What are the couple who manage the property like?
- They are people you can depend on who will not only support your day-to-day life, such as meals and receiving deliveries,
but also help you in times of need, such as injuries, illness, and disasters.98.25 of our residents are happy with them.

- Of course.
Many residents work part-time, but some don't have time because of school assignments and studies.
We recommend getting advice from your school or senior students before getting a part-time job. - Are the rules strict?
- You're basically free to do what you want, so the rules aren't strict, but we do have minimum rules and etiquette because you'll be living with other residents.
Of course, we don't have cleaning duty.

- Some properties don't and some do.
But, that does not mean that you can't enter the house if you miss the curfew. The manager and matron will worry if you don't return before the curfew. Please contact them as soon as you know that you might return later. - Can my parents stay over?
- Yes, if the parent is the same sex as you.
They can stay up to three days and two nights in one stay and will sleep in your room. - Can my friends come over?
- Yes, if they are the same sex as you but they cannot stay over.
- Can I bring my bicycle, motorbike or car?
- You cannot bring vehicles besides a bicycle as a rule.
There is parking space for one bicycle per person.
*Dormy Hanazono Marutamachi has limited bicycle parking spaces.
Meals
- What are the meals like?
- Meals at Dormy are hand-prepared home-style cooking made with seasonal ingredients.
Whether they are delicious or not depends on personal taste, but our survey shows that 95.7% of residents are pleased with the meals. (Average out of 7,833 valid respondents) - Are the meals served at specified times?
- Please go to the dining room anytime you want during meal hours.
Meals are served until 10:30 pm.
*Some properties have different meal hours.
Many say that they are happy to be able to have a proper meal even after returning late from school or part-time work. The last order is 30 minutes before meal hours finish. Be sure to leave enough time for a meal. - Are there any days meals aren't served?
- Meals are served Monday through Saturday. (Dormy Kyoto Nijo and Dormy Hyakumanbe Annexe also serve meals on Sundays and holidays)
Meals are not served on Sundays, public holidays, the 5th Saturday of the month, five days during the summer, five days during the year-end and New Year holidays, seven days at the end of the fiscal year, and during our company's employee training days.
Facilities and services
- What are the room facilities?
- Each room has a bed, a desk, a chair, a closet, a bookcase, an air-con unit, lighting fixtures, and curtains.

Some people bring their own furniture and sofa, but we recommend keeping personal luggage to a minimum and buying when you require. - What do I need to bring when I move in?
- You will at least need to bring bedding, toiletries, slippers, changes of clothes, and stationery.
We recommend bringing the minimum required for a living when you move in.
We also offer convenient mail order, rental, and lease services.

- You don't need to.
You can use it as soon as you move in. Starting in April 2020, the rooms have been equipped with Wi-Fi as needed.
Moving-in process
- When shall I apply to move in?
- We accept applications from October for tenancy starting in April the following year.
Even if you secure a room in October, you will only be charged the rent and fees from April.
Please rest assured you won't spend more than you need.
Since rooms are allocated on a first-come-first-served basis, we recommend applying soon if you already have a place confirmed at a university, etc. *You can apply before October, so please feel free to ask. - I don't have a place confirmed at a university yet, but can I still apply?
- You can take advantage of our Pre-Acceptance Application Campaign.
The moving-in process will be smoother if you apply before your enrolment is confirmed.
You will be busy with school enrolment and moving once you are accepted.
We recommend applying in advance because it will give you more time to choose a room.

- You can choose the room you want from those available.

- Yes, if there is room available at the property of your choice.
The tenancy acceptance fee and annual service charge will be monthly pro-rata.
The rent, fees, and other expenses will be daily pro-rata. - I'm moving to a different campus in my third year, so what shall I do?
- You can move to a property more convenient for commuting to the new campus.
You won't be charged for extra tenancy admission or security deposit, so you won't waste money even if you sign a four-year agreement.
Please contact the Kyoto office when you move to a different campus.
Rent and fees
- What is a tenancy admission fee?
- It's the same as the key money for ordinary rent (apartments and condominiums) and varies on the length of your agreement.
If you terminate your tenancy mid-agreement, the fee will not be refunded. - What is a security deposit?
- It's the same as the deposit for ordinary rent (apartments and condominiums) and is refunded,
minus the room cleaning fee, when your tenancy ends.
If you terminate your tenancy mid-agreement, you will be charged an amount equivalent to the security deposit as a penalty.
If you complete your tenancy, we will refund the amount, minus the cleaning fee, etc., on the last day of the second month following the agreement expiry date. - What is an annual service charge?
- It's a year's worth of property management fees for the use of the building facilities,
including the dining room, laundry, and common baths, and for the manager and matron and cleaning staff.
It is required every agreement year.
After that, it will be charged in December for the coming year. - What about electricity charges?
- You will be charged the basic rate (780 yen) and monthly usage fee.
The usage fee is subject to the Fuel Cost Adjustment System.
Some of our houses require you to sign an agreement directly with the electricity supplier. - What about gas and water charges?
- You will only be charged if they are mentioned in the property details.
- How do I pay the monthly rent and fees?
- You will need to register your bank details when you sign the agreement for the rent and fees to be paid automatically.
The rent and fees are debited on the 27th of the previous month, and other fees on the 27th of the following month. - What’s the difference between monthly, semi-annual, and annual payment of rent and fees?
- The rent and fees are discounted when you pay in a lump sum.
Compared with a monthly payment, a semi-annual payment gives you about a 0.5% discount and about a 1% discount when you pay annually. If paying semi-annually, you are charged in March and September and in March for annual payments. - Can I change my rent and fees payment method mid-way?
- Yes, you can.

- It's best to be in your name, guardian, or parent, but we have no specific rules.

- You can up to the year you graduate.
You will need to pay a renewal fee of 70% of the initial year's tenancy admission fee based on the number of years of renewal. - What happens if I terminate my tenancy mid-agreement?
- You can terminate your tenancy mid-agreement.
Please notify us two months before you wish to leave.
*You will be charged two months' rent and fees from your notification date.
The security deposit will not be refunded since the penalty charge is equivalent to the security deposit.

- What is the difference between an agreement with and without meals?
- An agreement inclusive of meals is a flat rate with a discount on meals (17,000 yen per month),
while an agreement without meals is based on a per-meal cost (350 yen for breakfast and 650 yen for dinner).
Meals are served six days a week, Monday through Saturday.
*Vary with some properties.
Meals are provided about 25 days a month, excluding Sundays and holidays. If a person with an agreement without meals eats every day without fail, the cost will be 25,000 yen.- 1 day (breakfast 350 yen, dinner 650 yen) x 25 days = 25,000 yen
An agreement inclusive of meals is a fixed price of 17,100 yen per month, which is considerably more economical than the one without meals.

- You can switch only once mid-agreement.
Please speak to the manager and matron directly a month before you wish to switch. - Do I need to have someone other than a family member as my guarantor?
- That's not necessary.

- Can I move in the day before my tenancy begins?
- You can move in on the day tenancy begins as a rule
Please speak to the Kyoto office if you need to move in the day before your tenancy begins due to school events, etc.
- Can my guardian come with me to Dormy when I move in?
- Yes, they can.
Fathers can also enter female-only student housing for tours and when moving. - What shall I bring?
